OCBM

From Plan Set to Priced Bid, With Every Quantity Traceable

OCBM's estimating teams used to read drawings and price tenders by hand. Mirage deployed agents, adapted to OCBM's own drawings and conventions, that extract quantities, prepare bid pricing, and check consistency across drawing revisions, with every quantity traceable back to its source.

About OCBM

OCBM (Omnium de Construction et de Bâtiment du Maghreb) is a Moroccan construction company founded in 1977 and based in Casablanca. It delivers turnkey and separate-lot projects across Morocco, working all trades from structural concrete to finishing.

Before every bid, OCBM's estimating teams have to read the drawings, measure quantities, and price the work. During busy tender periods this is slow, repetitive, and hard to scale, and a single missed quantity or an outdated drawing revision can distort a whole bid.

Where it started

Mirage began with the workflow that consumes the most estimating time: quantity takeoff. Mirage deployed its Construction Intelligence agent on OCBM's own drawings, across multiple plan types including formwork and structural drawings, extracting quantities automatically and linking every figure back to its source on the drawing.

The agent was adapted to OCBM's own drawings, conventions and measurement rules, not deployed as a generic AI tool. Mirage engineers worked on OCBM's real projects and real documents, so every extracted quantity stays traceable back to an exact location on the drawing, ready for an engineer to check before it goes into a bid.

Human in the loop

The agent extracts the quantities and reconciles them against the drawing set. OCBM's engineers validate and keep the judgment: every quantity is reviewable against its source before it moves forward, and nothing reaches a bid without an engineer having signed off on it.

How the agents work

Once a quantity is validated, it feeds directly into the rest of the bid workflow: pricing, then document control across the tender package.

Bid pricing and quantity schedules

Mirage added a pricing layer that turns validated quantities into structured quantity schedules (bordereaux quantitatifs) and helps OCBM respond to tenders faster, with the measured quantities feeding directly into the bid.

Drawing and document consistency

A dedicated agent checks consistency across drawing revisions and between the tender documents themselves, comparing versions of plans, DCE and CCTP to surface discrepancies before they reach a submitted bid.

What changed

OCBM's estimators no longer measure quantities by hand or manually diff drawing revisions. The repetitive part of the takeoff and the consistency checks now run automatically, with engineers validating rather than measuring. Mirage started with a defined scope, quantity takeoff, proved it reliable on real bids, and is now extending the same approach to pricing and document control across OCBM's tender workflow.

Start with the quantities. Make every output traceable. Then expand into the rest of the bid workflow.

Mirage has helped us make our preconstruction workflows faster and more structured while keeping our teams in control of the final output. The platform is becoming a useful operational layer for how we review quantities, documents and project information.
