Procore alternatives
Mirage vs Procore
Mirage is not a Procore alternative in the platform sense: it runs no schedules, budgets, daily logs or field app. It is a set of AI agents, built and run by Mirage engineers, that produce and check the documents behind takeoff, bid leveling, change orders and pay applications, then write the result back into Procore. To replace Procore itself, compare Autodesk Forma, Oracle Aconex or Trimble ProjectSight.
Short answer
To replace Procore as the platform, compare Autodesk Forma, Oracle Aconex and Trimble ProjectSight on your contract forms, your ERP and what your owners require. Keep Procore and add Mirage when a document-heavy step still runs by hand, starts outside Procore or has to reach the ERP as well.
Executive Summary
Procore presents itself as a connected global construction platform. Its pages cover preconstruction (estimating with takeoff, bid management, prequalification), project management (drawings, specifications, RFIs, submittals, change orders, daily logs), invoice management, and quality and safety. It is sold as an upfront annual fee per product, based on your Annual Construction Volume, with unlimited users.
Procore also lists its own AI agents, among them an RFI Agent, a Submittal Review Agent, a Bid Leveling Agent, a Bid Analyzer Agent, a Change Analysis Agent and a Drawings and Specs Specialist Agent. Each one drafts and a person reviews and approves. For documents that already live in Procore, those agents are the first thing to try.
Mirage works on the documents themselves, and only where a team still does the work by hand. Its engineers observe the team, map the workflow with its exceptions, build the agent around them, run it in production with a person reviewing what it flags, then expand to the next workflow. The output lands in Procore and, where the workflow needs it, in the ERP or the estimating system as well.
So the useful question is rarely Procore or Mirage. It is which of three cases you are in: Mirage alongside Procore on a document-heavy step, Mirage instead of one manual step such as on-screen takeoff, or another platform instead of Procore. Each case is set out below.
Key Takeaways
- Mirage is not a Procore replacement: it runs no projects, budgets or field teams, and Procore stays the system of record.
- Procore lists its own AI agents for RFIs, submittals, bid leveling and change analysis; for documents already in Procore, try those first.
- Mirage fits where the work starts outside Procore, spans several systems, or follows a named regime such as AIA G702/G703, NRM or NEC4.
- The one step Mirage replaces is manual on-screen takeoff. To replace the platform, compare Autodesk Forma, Oracle Aconex or Trimble ProjectSight.

Key Differences
A platform, and a layer underneath it
Procore is where the project is run: the drawing set, the logs, the budget, the approvals. Mirage has no project to run. It reads the documents a step depends on, does the part a person was doing by hand, and hands the result to Procore for the team to approve.
Pre-built agents, and agents built around one team
Procore describes its agents as pre-built tools for common construction tasks, working on information in Procore, with third-party data connected and indexed first. Mirage's agents start from the documents as they actually arrive (email, supplier PDFs, scanned forms) and from the checks your estimators and project engineers already make, and they can write to more than one system.
Named contract forms and measurement rules
Mirage's construction work is built on named regimes: AIA G702/G703 and CSI MasterFormat in the US, NRM and NEC4 in the UK, FIDIC, and French tender files. Procore's agent pages describe general construction tasks and do not name a contract form or a measurement standard. Ask Procore how its agents handle yours before assuming either way.
Advantages and Limitations
Mirage
Advantages
- Works on documents that arrive outside Procore as well as inside it, and writes the result back
- Every quantity and every flag traced to its sheet, detail, clause or line
- Built and operated with your team by engineers, around the checks it already makes
- Covers US and UK document regimes: AIA G702/G703, CSI MasterFormat, NRM, NEC4
Limitations
- Not a project management platform: no schedule, budget, daily log or field app
- Each workflow is a deployment, 4 to 6 weeks to the first one in production, not a feature switched on
- Does not check drawings against US building codes
- No Procore Marketplace listing claimed
Procore
Advantages
- One platform from preconstruction to closeout, with unlimited users
- Its own agents for RFIs, submittals, bid leveling and change analysis, each drafting for a person to approve
- 500+ integrations and apps in its marketplace
- Pre-built agents need little or no setup, according to Procore
Limitations
- Its agents are designed around information in Procore; outside data has to be connected and indexed first
- Custom agents need Agent Studio, which Procore lists in its Enterprise tier
- Takeoff in Procore Estimating is run by the estimator, with auto-count, plan overlay and automated area takeoff to speed it up
- Priced per product on Annual Construction Volume, with no public price list
Real-World Use Cases
Documents already in Procore, a step its agents cover
Submittals checked against the spec, RFIs drafted from drawings, bids leveled in Bid Management: if the documents are in Procore and one of Procore's agents covers the step, start there. Mirage adds nothing by duplicating it.
A takeoff for a bid, before the project exists in Procore
The bid set arrives as PDFs, some scanned, some vector, sometimes with DWG or IFC files. Mirage produces the takeoff from the whole set, each quantity traced to its sheet and detail, exported to Excel or your estimating system's import format. The estimator reviews instead of measuring.
Subcontractor quotes and change orders by email
Quotes in a dozen layouts and change order requests on scanned forms are read as they arrive, leveled against your scope or checked against the original contract, and written to Procore with the reasoning attached for the project team to approve.
Replacing Procore as the platform
If the platform itself is the problem, Mirage is not the answer. Compare Autodesk Forma, Oracle Aconex and Trimble ProjectSight, described further down from their own sites.

See the pageHow to Choose
Start with what you want to replace. If it is the platform, compare platforms: Autodesk Forma, Oracle Aconex and Trimble ProjectSight each present themselves as construction project management software on their own sites. Mirage does not belong on that list.
If Procore stays, look at the steps your team still does by hand. Where the documents are in Procore and one of Procore's agents covers the step, use it. Where the work starts outside Procore, spans several systems, or depends on checks specific to your team or your contract form, that is where Mirage is deployed, one workflow at a time.
If the step is on-screen takeoff, the choice is narrower: measure it yourself in Procore Estimating or another takeoff tool, or have Mirage produce it from the drawing set and review it. That is the only place on this page where Mirage replaces something, and what it replaces is the manual measuring, not Procore.
When Mirage complements Procore
Procore stays the system of record. Mirage takes the document-heavy steps the team still does by hand and returns a result Procore can hold, with the source attached for review.
- Takeoff from drawings. Quantities produced from PDF, DWG and IFC sheets, scanned or vector, in one pass, with confidence flags and the sheet, detail and spec reference on every line.
- Bid leveling. Subcontractor bids read in whatever layout they arrive, each line mapped to your scope, exclusions and missing scope flagged before award.
- Specification review. Spec clauses cross-referenced against the drawings, checked again when a revision lands.
- Change order checks. Each requested item compared with the original scope and contract, so the team prices only what is genuinely new.
- RFIs and submittals. Read as they arrive by email, upload or from Procore, tracked to resolution, every answer carrying its document and revision.
- Pay applications. AIA G702/G703 built from the schedule of values and progress, each line traced to its source and checked against the prior period.
- The connection. Mirage connects to Procore and writes back, scoped to the projects and tools a workflow needs, and installed and controlled by your own Procore admin. See the Procore integration guide.
When Mirage replaces one step, not Procore
There is one narrow case. If your estimators measure on screen, in Procore Estimating or in a separate takeoff tool, and you want the takeoff produced from the drawing set and traced for review instead, Mirage replaces that manual measuring step. The estimate, the bid and everything after them stay where they are.
At John Cockerill, Mirage's takeoff agents cut the time spent on piping takeoff by 80 to 90% and produced the fabrication bill of materials ten times faster, with engineers reviewing the output instead of measuring. At OCBM, every quantity is traceable to the drawing it was measured on.
When another platform is the real alternative
If the goal is to leave Procore, these are platforms that present themselves, on their own sites, as construction management software. Mirage is not one of them. Which fits depends on your contract forms, your ERP and what your owners require.
- Autodesk Forma (formerly Autodesk Construction Cloud). Forma Build for field, project and cost management, Forma Data Management for documents, Forma Takeoff and Forma Estimate for preconstruction, BuildingConnected for bidding, with Autodesk AI features such as Autodesk Assistant, Construction IQ and AutoSpecs.
- Oracle Aconex. A common data environment with document and process management, bid and tender management, integrated cost control and model coordination, backed by an audit trail Oracle describes as unalterable.
- Trimble ProjectSight. RFIs, submittals, specs, drawings, punch lists and photos in one place, with budget and change order management and Vista and Spectrum integrations among its plan features, and a free tier announced on its site.
Which Procore alternative is best for a mid-size general contractor?
There is no ranking on this page, because the answer turns on seven facts about your company that a vendor comparison cannot know. Write them down before the demos; they decide more than any feature list.
- Contract forms and documents. AIA G702/G703, CSI MasterFormat, NEC4, NRM, FIDIC, French DCE: which ones your projects run on, and whether the platform's documents and agents name them.
- The ERP. Which accounting or ERP system the platform has to feed (Sage, Viewpoint Vista or Spectrum, SAP, Oracle, Microsoft Dynamics), and whether the integration is the vendor's or a marketplace partner's.
- Owner requirements. Public owners and large private owners sometimes mandate a common data environment; Oracle Aconex presents itself as one, with an audit trail Oracle describes as unalterable.
- Pricing basis. Procore charges an upfront annual fee per product based on Annual Construction Volume with unlimited users; ProjectSight announces a free tier on its site; others quote. Model your own volume and headcount against each.
- Field use. Daily logs, punch lists, photos and inspections on a phone, offline. This is where a platform earns its keep and where Mirage offers nothing.
- AI agents. Procore lists RFI, submittal review, bid leveling, bid analyzer, change analysis and drawings-and-specs agents that draft for a person to approve; Autodesk lists Autodesk Assistant, Construction IQ and AutoSpecs. Ask each vendor what its agents do with a document that arrives outside the platform.
- Documents that arrive outside the platform. Subcontractor quotes by email, bid sets before the project exists, change order requests on scanned forms, pay applications built from a schedule of values. That is the work Mirage takes alongside whichever platform you keep.
Where Mirage fits on US and UK projects
Procore runs projects in both markets. The documents around it follow different rules on each side, and Mirage's construction workflows are built on those rules rather than on a generic template.
- US, pay applications. The AIA G702 summary and G703 continuation sheet built from the schedule of values, with retainage and stored materials tracked as their own lines. See pay applications.
- US, specifications and submittals. Specs and submittals organized by CSI MasterFormat division, each item traced to its source. See CSI MasterFormat extraction.
- US, certified payroll. Certified payroll checked against the federal Davis-Bacon or state prevailing wage determination, each mismatch named by classification and rate. This would be Mirage's first deployment on that document type. See prevailing wage compliance.
- UK, quantity surveying. Quantities taken from the drawings into an NRM2-structured bill of quantities, each line traced to its source drawing. See NRM quantity surveying.
- UK, NEC4 contract administration. Early warnings and compensation events tracked against the contract's own deadlines, so a time bar is not missed. See NEC4 contract administration.
- UK, CDM. The CDM 2015 health and safety file built from project documents, each entry traced to its source. See CDM compliance.
- What Mirage does not do. It does not check drawings against US building codes (IBC, IRC, NEC, IPC), and it keeps no material catalog or labor-unit database of its own: it feeds yours.
